This is the Website for John C. Carlson Real Estate Appraisals, in its 36th year of providing professional valuation services. The main office is located in Victorville, CA 92395, CA which is in the High Desert, approximately 25 miles North of San Bernardino.

I have a secondary office in Diamond Bar, CA - See the "Contact Us" pages for the addresses & telephone numbers

I provide both Commercial and Residential valuations in the following Southern California Counties:

  • Los Angeles County (For Residential Appraisals - Eastern L.A. County)
  • San Bernardino County (Residential Appraisals: Western S.B. County)
  • Riverside County (Residential Appraisals - Western Riverside County)
  • Orange County

While we still maintain a mix of Mortgage Brokers and Residential Lenders as clients for "typical" residential properties, my company specializes in the following property types or valuation services:

  • Luxury Residential and Historic & Architectural Residential Appraisals.
  • Industrial Buildings.
  • Apartment Buildings
  • Small Commercial/Small Office Buildings
  • Expert Witness Experience,Valuations for Litigation and Litigation Support and consultations for attorneys, developers, institutional, government, and private clients.

Included in all valuations is what we have termed an Econometric Analysis (Click on the blue words to go to the section that describes our unique way of measuring market trends) Econometric Analysis uses statistics and graphs to provide our Clients with a measurement of the value trends the market area or market segment in which the property being analyzed and/or appraised is located.

This way, our Clients will then able to see both statistically and graphically how a market segment is performing. We utilize this as it  provides an excellent additional tool for risk analysis for a lender. For a more complete description of this excellent valuation tool, and to see the Sales Trend Spreadsheets and Value Trend Charts that we have produced, click here

I was recently interviewed by Southern California Homes about "How to Handle a Low Appraisal"  If you click on the link you will be taken to my interview in which I describe the steps a Buyer or Borrower can take to try to deal with a low appraisal.

Southern California Homes is one of the top sites for California Real Estate.  You can click on their link to search homes anywhere in Southern California.
